It is just as wicked [and] shortsighted to murder the simple building next door with overwhelming scale [and] acres of pilasters [and] balconies as it would be to poison the owner . . . Harmony on a street is just as important as in a parlor or a musical composition, Care in the grouping of a few inexpensive [ buildings] can give a quality that no amount of expensive material can give the building thought out without relation to its surroundings, – Howard Van Doren Shaw, architect of Market Square and Ragdale, New additions, exterior alterations, or related new construction will not destroy historic materials, features, and spatial relationships that characterize the property, the new work will be differentiated from the old and will be compatible with the historic materials, features, size, scale and proportion, and massing to protect the integrity of the property and its environment, – Standard 9, “Standards for Rehabilitation,” National Park Service, Dept. of the Interior, It can be difficult to describe just exactly what makes Lake Forest’s unique visual and architectural integrity—and steps taken to preserve and protect it for future generations—so important and distinctive, here’s a perspective from the past—with an eye to the future, Howard Van Doren Shaw was as much a planner as he was an architect of individual buildings and houses, in addition to his plan for Market Square, which reshaped Lake Forest’s business district, Shaw laid out the middle class neighborhood of West Park in 1906 and the Green Bay Road estates neighborhood immediately west of the park, the first quotation above, from a penciled text of a talk by Shaw to a group of architects, uses colorful homicidal analogy to condemn one building in a neighborhood for overwhelming another next door, Shaw thus restated in his picturesque manner one of the cardinal traits of the classic architectural approach, “harmony” or, to use the term in the national standards and in our local ordinance, “compatibility,” the local ordinance, based on the Department of the Interior Standards, instructs the City’s Historic Preservation Commission and its Building Review Board to use a series of measures of compatibility in materials, form, and relation to the broader streetscape, to evaluate petitions for changes in historic districts and within local neighborhoods, aerial view of the business district, West Park, and Green Bay Road estates neighborhood, each of which Shaw had a hand in designing, when infill development overwhelms its neighbors in scale and complexity of massing, the result can be a disruption in the harmony and rhythm of a street, 3 1. Woroch Dear Lake Foresters and Friends of the Preservation Foundation, This Spring 2017 issue of Preservation marks the fortieth year that this organization has been producing this publication, which is mailed to all local households, not just its members, the purpose of sending this to all has been to inform and educate the local community and its changing population about the unique local character and continuity of development that characterize Lake Forest, this was and is a major outreach program of the Preservation Foundation, in these pages for four decades, and consistently in the most recent ten years since the arrival of executive director Marcy Kerr, readers have learned about many topics pertaining to the rich local planning and development history of Lake Forest including: the innovative 1857 plan of east Lake Forest and 1906 plan of Lake Forest College; the significance of our local and National Register historic districts; the success of countless restoration projects; the occasional loss of an historic property or landscape; the importance of adhering to high quality planning and design standards; and most recently, the extensive restoration of the East Lake Forest Train Station, in 2015 and 2016 three major national-level groups visited Lake Forest: the Yale School of Architecture, the Cultural Landscape Foundation, and the Institute of Classical Art and Architecture, so a phenomenon that keeps Lake Forest, its architecture and planning, on the national design stage has also been the focus of Preservation, each issue highlights with great photographs by Cappy Johnston and others the best examples of these found in Lake Forest, we thank our over five hundred members and contributors and the successive newsletter committees and writers for all they have done to make this valuable publication available to the whole community over these four decades, among the notable leading volunteers have been the late Sarah Wimmer, Gail Hodges, Pauline Mohr, Alice Moulton-Ely, Paul Bergmann, Suzanne Boren, and the current editor, Peter Coutant, April 1st marks the beginning of a new LFPF year, and the date that many 2016 memberships expire and are due for renewal, to ensure that we are able to continue to offer this publication and programming for the next 40 years, please consider joining the Foundation or renewing your membership today, Sincerely, Arthur H. Miller, President, 6 FROM THE PRESIDENT Every year, coinciding with National Historic Preservation Month in May, the Foundation honors homeowners, businesses, and organizations that have demonstrated a commitment to excellence in preserving Lake Forest’s unique design heritage, the annual awards are based on criteria established by the Secretary of the Interior’s Standards for the Treatment of Historic Properties and fall into five categories, a description of each can be found on the Foundation’s website, Preservation • Rehabilitation • Restoration Reconstruction • New Construction or Infill, any building, structure or landscape constructed over fifty years ago is eligible to be nominated, for the category of Infill, new and recent construction is eligible, nominations may be submitted by any interested person – the owner, an architect, a neighbor or friend, an admiring passerby, winners will be awarded handsome bronze plaques at the Foundation’s Annual Meeting on May 7th, nominations are being accepted now and can be submitted online at www.LFPF.org/preservation-awards, or by contacting the LFPF office, 847-234-1230 or [email protected], Annual Holiday Celebration A cheery holiday celebration at the beautiful home of Lynn and Jim Bertram, “The Power of Uniqueness” Lake Forest has it – How do we maintain it? for 2017 Historic Preservation Awards Due by April 1st, Upcoming Spring Events 7 Train Station Fundraising Update Interior photo of Lake Forest train station in 1901 shows original custom lighting and horizontal wainscoting, celebrating 40 years of LFPF and the exquisite renovation of the exterior of the East Lake Forest Train Station with the community, due to the focused efforts of the Preservation Foundation, the plans to renovate the interior of the historic East Lake Forest Train Station in keeping with its outstanding exterior restoration are progressing toward goal, almost $75,000 has been raised toward the goal of $125,000 to fund renovations outside the scope of The City of Lake Forest’s budget and procured grant money, all of the Foundation’s 2016 Annual Fund receipts, along with a $25,000 match from the Foundation, will be donated to the City to accomplish historically-accurate improvements, these renovations will include: • New Flooring in the waiting room, ticket area, and east entry, the ceramic tile installed in the 1980s has deteriorated, leaving uneven, rough surfaces that could be hazardous, the original terra cotta tile, installed in 1900, lasted until the current tile took its place, the proposed replacement tile will be similar to the original version and is expected to last for many decades without issue, • New or Renovated Wainscoting on the walls of the waiting room, the original paneling was just discovered behind current wall surfaces, so the City is exploring whether it can be refurbished, if not, new wood wainscoting, designed as the original broad, horizontal plank variety, will be installed, this wall treatment can still be seen in the Lake Bluff train station, also designed by the same architectural firm Frost & Granger, • Refurbished Benches in the waiting area, the original benches are still sound but are worn from more than 30 years of use, they were last restored in the 1980s through funding provided by Questers, a local antique collectors group, • Custom Re-creation of Light Fixtures, when the station was opened in late 1900, it was equipped with a gas line for lighting, electricity was beginning to be more available, so special light fixtures were used that combined both gas and electric power, the February, 1901, issue of Railway Age shows these unique, interior lighting fixtures (photo right, above), some of which will be recreated to recall this period of rapid technological transformation, last November, the Preservation Foundation’s community-wide event 40th Anniversary Celebration kicked off a special fundraising drive for these renovations, to date, many local individuals and some groups have contributed or pledged their support, David Mattoon, Foundation member and local train aficionado, said, “I’ve been impressed with the City’s and the Foundation’s commitment to restore the train station, and their eagerness to incorporate ideas discovered through historical research,” other donors, Linda and Larry Remensnyder, wrote that they had donated to keep the train station in harmony with the beauty of its surroundings and because “it is a joy to rest there with a newspaper or good book, wait for a train, and return that evening and be reminded immediately as we disembark that we are again surrounded by the spirit of what makes Lake Forest, Lake Forest,” the Foundation will keep this fund drive open well into 2017 in the hopes that the $125,000 goal can be met and all renovations can be funded to restore the interior to its former glory with
